The Eviction Process

STEP 1: NOTICE SERVED TO TENANT
STEP 2: NOTICE EXPIRES
STEP 3: LAWSUIT FILED
STEP 4: LAWSUIT SERVED
STEP 5A: YOUR LAWSUIT IS CONTESTED (this happens in less than 25% of our cases)
STEP 5B: YOUR LAWSUIT IS NOT CONTESTED (this happens in the majority of our cases)
STEP 6: DEFAULT JUDGMENT ENTERED
STEP 7: SHERIFF POSTS NOTICE
STEP 8: SHERIFF EVICTS

From Step 3 to Step 8, the average uncontested eviction takes approximately 3-4 weeks. If the lawsuit is contested, the average eviction is delayed by approximately 2 weeks.
